Abstract

Strata living is an emerging residential concept in Brunei Darussalam, offering a shift from traditional housing models. Despite its potential benefits, public acceptance of strata housing remains limited. This study explores the transitional phase of strata living in Brunei Darussalam by examining public compatibility and housing preferences among potential homebuyers. Seven key factors were identified from existing literature and assessed through a structured questionnaire administered to 201 Bruneian respondents. Using inferential statistical analysis via Statistical Package for Social Sciences (SPSS), the study revealed that six of the seven factors significantly influenced respondents' compatibility with strata living. These findings suggest that public preferences are shaped by a combination of design, affordability, facilities, governance, and policy-related influences. As strata living continues to evolve in Brunei Darussalam, the identified factors provide valuable insights for policymakers and developers to enhance its appeal and promote wider acceptance.
